How to Apply a Finish Coating Over EIFS

Pre-1996 'barrier' EIFS has no drainage plane and is often failing behind the surface - a moisture probe inspection by an AWCI-certified inspector is required before recoating. Post-2000 'drainage' EIFS (Dryvit, Sto, Parex) is safer to recoat but still demands manufacturer-specific products to keep the warranty intact.

Low-pressure wash (800-1,200 PSI) with an EIFS-safe cleaner; high pressure will tear the synthetic stucco finish. Cut out damaged areas back to sound mesh, reinforce with new alkali-resistant fiberglass mesh, and re-apply base coat feathered 6 inches beyond the repair.

All windows, doors, and wall-to-roof transitions must be sealed with an EIFS-approved urethane or hybrid sealant (Dow 795, Sikaflex 15LM). Incompatible silicone can stain the finish permanently. Backer rod in joints wider than 3/8 inch provides proper hourglass geometry.

For factory-tinted finishes (Dryvit Quarzputz, Sto Stolit), trowel on a fresh finish coat at the manufacturer's recommended thickness. For field-applied elastomeric coatings, roll and back-brush at 10-12 mils DFT per coat. Never use standard acrylic house paint - it lacks the vapor permeance required by EIFS specifications.

Keep product batch numbers, application date, and temperature/humidity logs. If the original EIFS warranty is still active, file the recoat paperwork through the manufacturer's contractor portal within 30 days - otherwise the repair may void future claims.
